Preparing Your Rental Property for Autumn Viewings

Why Autumn Is a Distinctive Time to Show a Home

Autumn is one of the busiest periods in the lettings calendar. Tenants who want to be settled before Christmas, or who are planning a move in the New Year, start their search in earnest once the schools return and the evenings close in. That means plenty of enquiries, but it also means the season is working against your property: wet leaves, low sun, condensation on glass, and viewings that often take place in near-darkness.

Prospective tenants form an impression in seconds, long before they have seen the kitchen or the size of the second bedroom. The good news is that most of what sways them is straightforward to put right. It is not about disguising anything — it is about showing that the property is loved, warm, and ready for someone to move straight into.

Kerbside Appeal: The First Ten Seconds

Before you do anything else, stand on the opposite pavement and look at your property as a stranger would. Ask yourself whether it looks welcoming or merely occupied.

  • Sweep paths and clear leaves from the driveway and any shared access. Wet leaves look neglected and become slippery underfoot.
  • Wash down the front path, step and paving. A pressure washer shifts moss and green algae in an afternoon and transforms grey concrete.
  • Move bins out of sight. If collection day has just passed, wheel them round the side or into the rear garden.
  • Give the front door attention: a fresh coat of paint, a polished letterbox, a clean door number and a tidy doormat all cost very little.
  • Check that the outside light works. Many autumn viewings happen after work, when the front of the house is the only part they can properly see.

Getting the Garden and Outside Space Into Shape

Even a small courtyard or balcony contributes to the overall impression, and tenants with children or pets will look at it closely. Spend a weekend on the basics and the space will carry itself through to the spring.

  • Cut the grass one final time and tidy the edges, then keep on top of fallen leaves with a weekly rake.
  • Cut back spent perennials, deadhead the last of the flowers and clear weeds from the joints in paving.
  • Add a couple of planters near the door or on the patio with autumn bedding such as cyclamen, heathers or winter pansies. They add colour exactly when the rest of the garden is fading.
  • Clear gutters and downpipes. Blocked gutters are visible from the ground and hint at damp problems indoors.
  • Wipe down garden furniture and position it as though it is meant to be used, or store it away neatly if the season has truly turned.
  • Check fences, gates and shed doors, and oil any hinges that groan loudly when opened.

Windows, Doors and the Details That Signal Care

Low autumn sunshine is unforgiving. It highlights every smear, fingerprint and cobweb, so glass needs attention inside and out — not just the panes, but the frames, sills and the tracks of sliding doors.

  • Clean windows on a cloudy day to avoid streaks, and dry frames thoroughly afterwards.
  • Wipe down UPVC frames and remove dead insects and spider webs from external corners.
  • Watch for condensation between double-glazed panes. A failed seal is worth fixing before viewings rather than explaining away.
  • Make sure every window opens, closes and locks smoothly, and that door handles and locks operate without a struggle.
  • Test the doorbell and any security lighting, and replace tired draught excluders on external doors.

Lighting, Warmth and Fresh Air Indoors

Damp, mustiness and stale cooking smells are the quickest ways to lose a tenant's interest. Air the property for ten to fifteen minutes each morning, even on cold days, and make sure bathroom and kitchen extractor fans are working properly. Treat any black mould on window reveals or in corners rather than painting over it.

  • Replace every blown bulb and standardise on warm white (around 2700–3000K) so rooms feel cosy rather than clinical.
  • Add lamps to dark corners, hallways and landings, and use plug-in timers so lighting is on before viewers arrive.
  • Heat the property to around 18–20°C. A cold house feels damp even when it isn't, and viewers will not linger.
  • Keep scents subtle. A lightly opened window beats a heavy plug-in, which can suggest something is being masked.

Small Touches That Make a Viewing Day Run Smoothly

On the day itself, a short checklist saves a lot of last-minute rushing. Work through it an hour before the first appointment.

  • Clear the entrance hall of coats, shoes, umbrellas and piled-up post. It is the first interior space viewers see.
  • Open curtains and blinds fully and tie them back so rooms look as bright and wide as possible.
  • In the bathroom, hang a fresh towel, put the lid down and empty the bin.
  • In the kitchen, clear the worktops, wash up, and put dishcloths and tea towels out of sight.
  • Put the heating on thirty minutes before viewers arrive so the house feels warm on entry, not just on the thermostat.
  • Keep the parking space directly outside free if you can, so viewers can pull up without circling the street.
  • If your marketing photographs were taken in summer, consider refreshing them now. Shoot in the early afternoon when the light is at its best.

None of this requires a large budget or a full refurbishment. It requires a few focused days of tidying, cleaning and small repairs, and a routine you can repeat before each appointment. Tenants notice care — in a swept path, a working lamp and a hallway that smells of fresh air rather than air freshener — and that care is what persuades them to picture themselves living there. Properties that are properly prepared do not just let faster; they tend to attract tenants who stay longer and look after the place in return.
